What we check on every visit
The basic list comes with every visit, at $45. At the welcome visit we adapt it to your house: what applies to you is added, at no charge. Every point gets a state in your report.
Inside
- Heating and thermostat at the agreed settingIncludedThe system runs and the thermostat is where we set it together (15 °C recommended). When heating fails, pipes freeze in a night.
- Indoor temperature notedIncludedRead and written in the report at every visit, with the outdoor temperature: insurers like to see the series.
- Leaks: sinks, toilets, dishwasher, washerIncludedUnder every sink, around the toilets and the appliances. A drip that runs for four months is a floor to replace.
- Water heaterIncludedNo water at the base, no unusual noise; setting noted. A water heater that empties floods the basement.
- Taps run briefly and toilets flushedIncludedWater moves and traps stay full: no sewer smell, no stagnant water. Unless your water is shut off, as per your instructions.
- Power on, electrical panelIncludedNo tripped breaker, no smell or heat at the panel.
- Fridge and freezer runningIncludedCold and properly closed. After an outage, we check that nothing thawed.
- Smoke and CO detectorsIncludedLight on, no low-battery chirp.
- Doors and windows closed and intactIncludedEverything properly closed, nothing broken, no draft letting the cold in.
- Smells, humidity, mould, pestsIncludedWe smell, we look at corners, ceilings and windows: condensation, stains, traces of small animals.
- Sump pumpPer houseFloat lifted: the pump starts and stops; pit free of debris.
- Basement and crawl spacePer houseDry floor, walls without seepage, floor drain clear.
- GaragePer houseDoor closed, no water on the floor, nothing fallen.
- Air conditioning or heat pump, humiditySummerThe unit runs and basement humidity stays reasonable.
Outside
- Snow on the roof and ice at the roof edgeIncludedEstimated depth, icicles and ice dams: we tell you before it weighs too much or backs up under the shingles.
- Walkways and driveway clearedIncludedDid your snow contractor come? Steps and driveway stay passable. As an add-on, we clear them ourselves when needed.
- Visible damage: gutters, siding, windowsIncludedA full walk around the house: loose gutter, damaged siding, cracked pane, fallen branch.
- Flyers and newspapers removedIncludedNothing piles up at the door.
- Outdoor faucets and hosesPer houseClosed and drained; no leak at the wall.
- Deck, patio and stairsPer houseNo glare ice, solid railing, wood intact.
- Pool or spaPer houseCover in place, water level, equipment winterized.
- Shed and outbuildingsPer houseDoors closed, roof intact.
- Grounds, trees and gutters after a stormSummerFallen branches, gutters clear, grounds in order.
How we document it
- Date, time, outdoor and indoor temperatures
- The state of every point, with a note whenever there is something to say
- Photos at every visit, videos when useful
- Report published the same day in your portal
- Season log, printable for your insurer
If something is wrong
We call you the same day, photos in hand. Leak or frozen pipe: we shut off the water first. Then, with your go-ahead, we find the plumber, electrician or heating contractor, let them in, stay on site and photograph the work. The contractor bills you directly; our coordination fee is 15% of their work.
What the visit does not include
The visit is about checking and documenting. Hands-on tasks are add-ons, per visit: plants watered $10, vehicle started $10, small tasks $15 per task + parts, light snow clearing $25. Repairs are done by licensed contractors, never by us.
